Where are the Grain Exchange Buildings located?
The Grain Exchange Buildings are located on the corner of South 4th Street & 4th Avenue South in downtown Minneapolis. The building addresses are 400 South 4th Street, 412 South 4th Street and 301 4th Avenue South.
How much leasable space is available in the Grain Exchange buildings?
The Exchange properties consist of three buildings, totaling approximately 312,000 rentable square feet.
What types of leasable spaces are available?

How much is the rent?
The rent is a combination of operating costs and base rent. This is determined by length of lease and tenant improvements that are required/requested.
What length of lease do you require?
Typical leases run three to five years. However, should you choose a space that requires no changes, we are open to flexibility regarding the lease length.
What is included in the rent?
Heat, air conditioning, electricity, night and weekend guard service, and cleaning five nights per week are all included.
What is not included in the rent?
Telephone service, internet and cable are not included.
What happens if we move in and require a larger space due to company growth?
We are happy to help you expand. Should you grow out of your space, we will try to find a larger space for you in the building. Once space is located, a new lease would be executed and your responsibility on the old space would be relieved.
Do you have meeting rooms tenants can rent?
We have a conference room that seats eight to 10 people comfortably. When you are an MGEX tenant, these rooms are available free of charge.
How are maintenance issues handled?
General maintenance items are covered by the building staff and indicated in the Lease Agreement. When a tenant has a special request that is not a general building item, staff is contracted to perform the request at an hourly rate or a formal bid, depending on the extent of the job.
What are the building hours?
The buildings are unlocked from 5:30 a.m. to 6 p.m. Monday through Friday. As a tenant you have access 24 hours a day, seven days a week using a card access system and guard service.
Is there a post office nearby?
A post office is located on the main floor of our North Building.
What restaurants are close to the building?
There are a number of restaurants within a very short walking distance of the buildings.
Do you have vending machines or is there a store nearby?
There are vending machines on the fourth floor of the Main Building for after-hours use. During the day, you can shop at a convenience store located on the first floor of the Main Building.
Where is the closest bank?
The closest bank is two blocks away, however we have an ATM on the first floor of the Main Building.
Do you recycle?
Yes, we recycle paper, cardboard, cans and plastic bottles.
Where can we park?
There are many options for parking near the Grain Exchange Buildings. Haaf Parking Ramp is next door to the East Building and connected via the tunnel. The Gateway Parking Ramp is directly across the street from the North Building nd connected via a skyway. There are many other parking ramps, flat lots and street parking within close proximity of the Grain Exchange Buildings.
Are you on or near the skyway?
The North Building is on the skyway system. This skyway gives you access to virtually all of downtown Minneapolis. We are also on the tunnel system (below ground) with simple access to the Government Center, City Hall and the Courthouse. From there, you can also gain skyway access.
How close is the light rail system to the building?
We are one city block from the 5th Street Government Plaza light rail station.
Are you near a bus line?
Several bus lines operate along both 4th Street and 4th Avenue. All other commuter bus lines are just a short walk away.
